Roof replacement in Layton LakesThe City of Chandler's Home Owners Building Permit Manual (April 2024) lists like-for-like replacement of roof coverings as exempt from a permit, as long as the new roof does not add load to the structural frame. It says you do need a re-roof permit when you switch to a different material, such as going from shingles to concrete tile, and that change requires an engineering analysis showing the roof can carry the extra weight. A permit is also required when re-roofing with like material over a roof that already has more than two layers. We confirm which case applies to your home during the estimate.
When a permit is needed, the City of Chandler offers electronic plan review for all projects through its Citizen Access portal, so the submittal does not hold up your schedule.
