Chandler Shingle Roofs
Tear-off and replacement of worn asphalt shingle roofs with new underlayment, drip edge and ventilation.
Asphalt shingles take a beating in Chandler. Months of intense sun dry out the asphalt, granules wash off in monsoon storms, and shingles start to curl, crack and blow loose in high wind.
A shingle replacement is a full tear-off down to the deck. We replace damaged sheathing, install new underlayment, drip edge and starter strips, then the shingles, valleys, flashing and ridge vents.
Architectural shingles are the usual choice today. They are thicker than older three-tab shingles and come in colors that many Chandler HOAs already list as approved.

Curling, cracking and bare spots where granules are gone.

Metal drip edge and starter strip at every eave.

Clean valleys that carry storm water off the roof.

Straight courses with a ridge vent along the peak.
| Architectural shingles | Concrete tile | |
|---|---|---|
| Weight | Light | Heavy; Chandler requires an engineering analysis to switch |
| Look | Flat, dimensional texture | Classic Southwest profile |
| Replacement | Full tear-off | Often re-laid over new underlayment |
| Best for | Homes built for shingles | Homes framed for tile |
Possibly, but tile is much heavier. Chandler's homeowner permit manual requires a permit and an engineering analysis of the roof assembly for that switch.
We recommend a full tear-off so the deck can be inspected. Chandler also requires a permit when re-roofing over a roof that already has more than two layers.
Lighter colors reflect more sun. Your HOA's approved list is the place to start, and we help you compare options on it.
Shingles installed with the right nailing pattern and starter strips hold up much better in monsoon wind than old, brittle ones.
